Pre-Inspection Checkslist

Below is a partial checklist of the common maintenance problems that Structural Pest Inspectors look for during the process of their inspection. Many of these problems can be easily corrected prior to the inspection to reduce 'calls' made by the inspector.

House Exterior

  All trees and shrubs should be trimmed 6"-12" away from the structure.

  There should be at least 2"-4" clearance between the siding and the soil or bark.

  Wooden crawl space vent frames should not be in contact with the soil or below the soil grade. Install non-wood vent wells if necessary. Vent screens should be tight and made of ¼" mesh galvanized hardware cloth. Louvered vents are not acceptable.

  Crawl space accesses should have a frame, a tight fitting door that can be easily removed (no locks and no nailed shut or screwed shut doors), a crawl space access well (made of non-wood materials) if the frame is below grade, and a well cover preferably made of wood covered with roofing or other rainproof material.

  All gutter systems should be clean and free of disrepair or leaks. All downspouts should be directed into drain pipe or have elbows and splashblocks to facilitate drainage away from the structure.

  All stacked lumber or firewood should be out of the garage, away from the siding, and kept a minimum 4' away from the structure.

  Repair any leaking water faucets.

Crawl Space

  Remove any trash or wood scraps than can be raked or larger.

  Remove any old form boards than may have been left around the footing or piers.

  Be sure that the plastic vapor barrier in laying flat upon the soil for complete coverage without extending up on the piers or footings. If plastic needs to be added, use 6mil black plastic.

  If you have any loose or fallen subfloor insulation, secure it back into place or remove it.

  Locate and repair any obvious plumbing leaks.

  Eliminate any soil contact at the posts.

  Be sure the dryer vent hose is in good condition and properly venting outside the crawl space.

  Make sure that there is proper clearance in your crawl space. There should be a minimum of 18" clearance between the soil of the crawl space and the floor joists and a minimum of 12" clearance between the soil and the beams.

House Interior

  Clean and replace any poor caulking or grout around any plumbing fixtures.

  Repair any obvious plumbing leaks (sinks, tubs, showers, hot water tanks).
